Your stack, not ours.
Don't see yours? Ask. Most property software has an API or an email hook we can work with; we'll tell you on the call if it doesn't.
What is the unanswered phone costing you right now?
Estimates only. Defaults come from published industry benchmarks; change them to your numbers.
* Assumes we recover 65% of currently missed inquiries, consistent with the 35–55% missed-call reduction reported by home-service companies switching to AI answering and the sub-60-second response benchmarks in property management. Individual results vary. Sources on this page.
What the math says, before we've proven it on your portfolio.
We're new. Here's what we expect to deliver and where every number comes from. We'll replace this with client results as we earn them.
Recovered leasing revenue
At 30 leasing inquiries a month with 60% currently missed, 18 go unanswered. Recovering 12 of those at a 25% lead-to-lease rate is roughly 3 additional leases a month in season.
Faster response cutting days-vacant by five saves $225–375 per turn.3
Recovered staff time
Buildium reports up to 12 hours a week saved on communication and admin for a 20-unit portfolio.4 At 200 units we project conservatively 20+ hours a week, or 800+ hours a year.
Projections use published industry benchmarks and the assumptions stated above. Your numbers will differ. This is not a guarantee of results.
$5 per unit per month. $750 minimum. Multiple properties welcome.
Priced the way you already buy AppFolio or Buildium. $5 per unit for the first 300 units, $4 per unit after that. Your first two properties are included; each additional property is $100 a month for its own phone line, calendar and on-call rules.
What would this cost for your portfolio?
Managed Agent is $5 per unit per month for the first 300 units and $4 per unit after that, with a $750 minimum. Your first two properties are included; each additional property is $100 per month.

Setup
- Starter Package, $4,500. One property, up to 150 units. Add properties later at $1,000 each.
- Workflow Package, $7,500. Up to three properties. Billed in thirds with a 30-day go-live guarantee. Additional properties $1,000 each.
- First month of Managed Agent included with either.
Compared to the alternatives
Enterprise leasing platforms are quote-based and do not publish prices. Third-party guides put them at $3 to $8 per unit with annual minimums in the tens of thousands, which prices out most portfolios under a few hundred units.5 We publish $5 per unit and run it for you. AI receptionist apps are $45 to $299 a month and answer the phone; if that's the whole problem, buy one.

Questions we get on every call
Do tenants and prospects know they're talking to an AI?
Yes. It introduces itself as your after-hours assistant and never pretends to be a person. Prospects care about getting an answer in 40 seconds, not about who typed it. Where state law requires it, calls carry a recording notice.
What happens to a real emergency at 2am?
Water, gas, no-heat, lockout, fire or security language triggers an immediate escalation to your on-call number and text thread, with the unit, the tenant's history and a transcript. Everything else waits for the digest. The emergency list is yours to define and we test it before go-live.
Does this replace my leasing agent or property manager?
No. It replaces the part of their day spent on voicemail, inbox triage and re-typing things into AppFolio. Your people spend the morning on the four items that need judgment instead of the sixty that don't.
What if it gets something wrong?
It can't do anything irreversible. Refunds, credits, lease terms, policy exceptions and legal notices always wait for your approval. Anything ambiguous is handled conservatively and flagged in the digest. We review every flagged item weekly for the first month and tune the playbook.
Do I have to change software?
No. That's the whole point. We connect to AppFolio, Buildium, Rent Manager, Yardi Breeze, your phone system and your inbox. Nothing new to log into.
How long until it's live?
Three to four weeks for the Workflow Package, with a 30-day go-live guarantee. If we miss it for reasons on our side, the final third of the fee is waived.

1. 60.8% unanswered and the $15,000 to $30,000 per-call figure come from an analysis of more than 170,000 multifamily call records, presented at Cadence Connect and reported by Digible.
